Sizes and cost

What it costs,
before you call.

Most firms make you ask. These are real market bands for October 2026, written as bands because a per-square-foot number quoted before anyone has stood on your plot is a guess. Access, slope and soil move the figure more than the floor plan does.

The way people actually ask.

By the square foot

Three finish levels.

The difference between them is glass, cladding and how services are run. The structure is the same standard in all three.

    • Cement board or ply cladding
    • Electrical points and plumbing rough-in
  • Most built

Not in the number

said here instead of later.

  • 18% GST
  • Transport to site
  • Foundation and plinth, unless quoted
  • Interiors, furniture and loose fittings
  • Local approvals and fees

Jobs, with the numbers on them.

Each entry carries the size, the finish band and the days it took, because that is what tells you whether we can do yours.

    A-frame on a sloped plot

A compact A-frame stepped down a slope, so the deck sits level with the treetops and the plot needed no cutting.

Questions

The six we get every week.

  • Why is an A-frame cheaper than a normal cottage?

Because the roof and the walls are one structure. You buy the material once and it does both jobs. There is also far less foundation under it than a square building of the same floor area.

  • How does 45 to 90 days work when a house takes two years?

The frame is fabricated off site while the foundation is being cast on site, so two slow things happen at the same time instead of one after the other. Then the frame is raised in days.

  • Will it survive heavy rain?

A steep triangle is the oldest answer to heavy rain there is — water leaves the roof instead of sitting on it. The detail that matters is the ridge and the gable junctions, and that is a workmanship question, which is why we fabricate rather than buy in.

  • Can you build on my plot specifically?

We will tell you after the site visit. Truck access to the plot is usually the deciding factor, not the land itself.

  • Do you work outside Maharashtra?

Yes, anywhere in India. Transport to site is quoted separately because it genuinely varies.

  • What do I need before calling you?

The plot location, roughly how many square feet you want, and what you intend to do with it — live in it, let it out, or both. That is enough for a first conversation.

A price before a site visit
No. Access, slope and soil change the number more than the floor plan does. The bands on this site are the market, not your quote.
A date we can hold
Yes, once drawings are signed. Fabrication happens in a shed, not in the weather, which is why prefab dates hold and site-built dates slip.
Interiors and furniture
Not our scope. We hand over a finished exterior and a serviced shell. We will work alongside whoever does your interiors.
Approvals
We give you drawings a local body will accept. Filing them and paying the fees stays with you or your architect.

The site visit is where
the band becomes a number.

Half a day on the plot: levels, truck access, and which way the rain comes from. Then drawings, then a quote measured off them.
